What We Actually Do
We work on residential garage doors and openers in Sarasota and the surrounding area - springs, cables, rollers, tracks, panels, and the openers that drive them. Most of the calls we get involve a broken torsion spring, a door that won't respond to the remote, or a track that's bent from a car backing into it a little too fast.
The housing stock here matters more than people think. Homes in this area went up mostly between 1964 and 2012, with the median build year around 1977, and most of the neighborhoods we cover - North Sarasota, Southgate, Desoto Acres, South Sarasota, Ridge Wood Heights, and the rest of the roughly 32 named areas within our service range - carry that same 1960s-70s construction pattern. That means a lot of original hardware still in service, sized and mounted the way builders did it fifty years ago, which isn't always what a newer replacement part is built for.
We also work with the mild, temperate climate this area sits in. It doesn't put doors through the freeze-thaw cycles that crack panels up north, but humidity and salt air still wear on springs, hinges, and unprotected steel over time. We service doors from Downtown Sarasota out to the edges of our coverage, including farther points like Lakewood Ranch, Palmetto, and Nokomis.
Work We Turn Down
We don't do commercial rolling steel doors or warehouse-grade equipment - that's a different set of tools and parts entirely, and it's not what we stock the truck for. We also won't quote a repair over the phone sight unseen if the door is old enough that the manufacturer no longer makes parts for it; on some homes built in the 1960s and 70s, the honest answer after we look at it is that replacement costs less over time than chasing discontinued hardware.
If a door has been welded, modified, or jury-rigged by a previous owner in a way that isn't up to how the opener or spring system is meant to work, we'll tell you that upfront rather than bolt a new opener onto a frame that isn't going to hold it safely. And we don't sell financing plans or push add-ons that aren't related to the actual failure in front of us - if your opener works fine and only the sensor wiring is loose, that's the job, not a full replacement pitch.
Plain Answers
Will my new opener work with my old door? In most cases, yes - but on the older end of our service area's housing stock, doors built in the 1960s and 70s sometimes use spring and track hardware sized differently than what current openers expect. We check the door before we quote the opener.
Why did my spring break with no warning? Torsion springs fail on a cycle count, not a calendar date, so a door installed decades ago on an older Sarasota-area home can go without issue for years and then break on an ordinary Tuesday. It's wear, not weather, in this climate.
Do you cover my neighborhood? Can you fix it same visit? For common failures - springs, cables, rollers, sensor alignment - yes, most of the time. Full panel or track replacements sometimes need a part ordered first, and we'll tell you that before we leave, not after.
